With many states now requiring disclosure by the seller of real estate, the third party property inspector becomes a necessity.  Sellers may not even be aware of a disclosure item that could be found by the professional property inspector.  The required property disclosure reports can be completed with confidence after receiving the report of the professional inspector.  The third-party inspections helps the seller avoid possible non-disclosure complications.

Just as the typical real estate professional avoids comments on the legality of the title or the presence of termites, many feel that all comments regarding the condition of the property should be passed to the professional property inspector.  There is substantial legal liability for real estate agents in commenting on the condition of major elements of the property, or failure to reveal known or apparent defects.
